“We enlisted the help of Kate Rose in assisting us in looking for and ultimately buying a home.  Kate was instrumental in our successful purchase. Having a home buyer representative was one of the most helpful tools we could have secured. 
 
We gave Kate the perameters of what we were looking for – the size, basic floor plan of our dream house and the general area where we wanted to live.

Access to view homes and property
After reviewing the listings of homes, we would send Kate 4-6 addresses that we were interested in seeing. She would make arrangements with the owners or representing agent, drive us to each home, walk through the home with us pointing out upgrades that we were unaware of and possible areas of concern in the house. She was very intuitive of what we liked and had a keen eye for noticing the good and the bad in a house. Her attention to the details of our needs and desires helped us make wise decisions as we looked at different homes. It was of great relief to have trained eyes and someone who had our interest at heart going through this process with us. Kate went out of her way to explain procedures and answered our questions thoroughly, making calls to the home owners or representing agent when necessary. She could also give us information about the home that would not have been easily accessible to us even though it was public information.    
 
Skillful negotiations
Kate is very knowledgeable and experienced in the fine art of negotiations. She gave us wonderful and accurate advice in negotiating a price, making suggestions that we did not know were possible.  We affectionately called her the “Queen of Low Ball”.  Kate was not afraid to suggest a price much lower than the asking price. This confidence comes from knowing the world of real estate and the market, years of experience and an interest in making sure we paid a fair and reasonable price.  Her presence for negotiating on our behalf gave us great peace. 
 
Referrals
Kate gave us a list of referrals which was necessary prior to the purchase of our home. This list continues to be invaluable to us.  This is another example of the hours and frustration of research that were saved by having a representing agency. 

Savings
Time – we both worked full time and could not commit to setting appointments and doing all the foot work that Kate did for us.  It would have taken us many months to find the right house but with Kate’s help we were able to find the perfect house in less than 2 months.
Money – because of Kate’s attention to detail, negotiation skills, knowledge as a seller and buyer we realized a wonderful savings in the purchase of our home.
 
By having a representing agent we did not waste time looking needlessly at undesirable homes.  In our busy world with family and work responsibilities we did not have the time or energy to do all the foot work that Kate did.  Not only did she save us time and energy, she guided us through a process with ease, satisfaction on our part, competence and skill which we did not have nor could have gained adequately in a reasonable amount of time.  We would never consider buying a house without the aid of a representing agent and have told our children to never look at a new or used home without representation; it is not worth the risk, the time or the energy.”
